Accessory Buildings


GENERAL INFORMATION

Accessory buildings include storage buildings, detached garages, gazebos, or any other structure that is not attached to the house.

Accessory buildings that exceed 120 sq. ft. require a building permit. Unless otherwise approved by a Conditional Use Permit, the maximum size of any accessory building on a residential lot serving a residential use shall be 500 square feet, or 25 percent of the size of the primary structure, whichever is less. Conditional use permits are issued by the Planning and Zoning Department.


PLANS SUBMITTAL REQUIREMENTS

A copy of a site plan or a property survey with the lot dimensions showing the proposed location and size of the accessory structure on the property. The plans should also show the distance the structure will be from the rear and side property lines.

        Setback Requirements:
    1. Minimum five (5) feet from side yard lot line; although may be three (3) feet from an interior side lot line when all parts of the
        accessory building is located more than ninety (90) feet behind the front lot line.

    2. Minimum three (3) feet from rear yard lot line.
Plans with dimensions indicating how the structure will be constructed. These plans should include foundation plans if a concrete slab is used, elevation drawings with materials used.

        Additional Requirements for Accessory structures on a residential lot:
    i. No accessory building or structure in excess of 120 square feet may be erected without first having been issued an accessory
        building permit from the Director of Development Services or designee, which shall be reviewed based on the compatibility of the
        accessory building with the primary structure and surrounding properties and the visual impact as viewed from adjacent public
        right-of-ways. An illustration or fašade/elevation plan must be provided with the permit application detailing the design and
        building materials for the proposed structure.


    ii. No accessory building or structure measuring 500 square feet or more may be erected or placed on a residential lot without prior
        approval from the Planning and Zoning Commission. Applications shall include a site plan, a fašade/elevation plan, and such
        information as is necessary to enable the Commission to review the application considering the compatibility of the accessory
        building with the primary structure and surrounding properties and the visual impact as viewed from adjacent public right-of-ways.

    iii. No more than one accessory structure (excluding covered patios or play structures) will be allowed on a residential lot unless
        approved by the Planning and Zoning Commission.


INSPECTIONS

An inspection will be required before any framing, electrical or plumbing is covered up, and upon completion of work


FEES AND APPLICATIONS
