Carports

GENERAL INFORMATION

Sec. 77-303. - Accessory uses and structures.

C. General standards. All accessory uses and structures shall comply with the general standards in this section.    

     7. Carports. A carport is defined as a structure open on a minimum of three sides designed or used to shelter vehicles. No carport shall be
          designed or used to store more than three vehicles.

  1. No carport may be erected without a building permit.
  2. For carports located in front or side yards adjacent to streets, the following regulations shall apply:
    1. Carports shall not be located within any front or side yard setback.
    2. Carports shall not be located within any front or side yard setback.
    3. Carports shall not be located within any front or side yard setback.
  3. For carports located in rear yards, the following regulations shall apply:
    1. Carports must be a minimum of three feet from side and rear property lines.
    2. Rear yard carports must be constructed of either pre-engineered metal-based systems or be comprised of materials of similar type, size, shape, texture and color of the primary structure.
  4. The ceiling height for carports attached to the rear of a one-story residence cannot exceed the height of the peak of the roof of the residence or 15 feet, whichever is greater. The ceiling height for carports attached to the rear of a two-story or greater residence shall be restricted to 15 feet.
  5. The roof material of a carport must be approved by the building official.
  6. Parking within carports must be on an approved surface.
  7. Any carport that does not meet the above requirements or exceeds 500 square feet will require a conditional use permit.


PLANS SUBMITTAL REQUIREMENTS

Submit a copy of a site plan or your property survey with dimensions indicating the location of the carport on the property.

Submit a plan with dimensions indicating how the structure will be built and anchored, along with materials to be used.



INSPECTIONS

An inspection is required upon completion of work on all carports. If a wood framed carport is to be built, an inspection is required prior to covering of framing members and then a final inspection is required when completed.


FEES AND APPLICATIONS

The permit fee for a carport is $30.00 per inspection, and an application must be completed and submitted to the Building Inspection Department at 3901 Main St. Please contact the Building Inspection Department at (972) 412-6125 for additional information.
